Condo Unit is Water Damaged in Bellingham, WA – Twice!
Water Damage Condo Restoration: A Condo Rebuilt Twice
Two Floods, One Complete Restoration
This 20-year-old condominium building experienced two wastewater backups caused by shared plumbing serving adjoining units. Both incidents flooded the unit, damaging the flooring, drywall, insulation, and kitchen cabinets. Our team handled the water damage mitigation and complete interior restoration, returning the condo to like-new condition.
First Water Damage Restoration
The initial wastewater backup damaged multiple interior finishes. We began by removing the affected materials, including flood-cut drywall and insulation, to expose the wall cavities and allow proper drying.
Once mitigation was complete and the unit was safe to rebuild, we began installing new finishes. The drywall was replaced, the texture was matched, and the walls were painted. The tile flooring was installed, and the new kitchen cabinets were delivered to the property.
A Second Wastewater Backup
Just as the restoration was nearing completion, the wastewater backed up again. We arrived to find the newly delivered kitchen cabinets sitting in approximately two inches of water.
The second incident required us to start the water damage mitigation process again. We addressed the new damage, arranged for the plumbing to be corrected, and ensured the affected areas were properly dried before beginning the restoration a second time.
Unexpected setbacks are part of restoration work. Our team adapted to the situation and stayed focused on getting the job done right.
Complete Interior Restoration
After the second mitigation process was complete and the drainage issue was addressed, we rebuilt the affected areas from the ground up.
Our work included:
- Water damage mitigation and structural drying
- Drywall and insulation removal and replacement
- Drywall finishing, texture matching, and painting
- New kitchen cabinets, supplied and installed
- Tile flooring installation
- New carpeting
- Photo-finish trim matched to the existing interior
By managing the interior finishes as one coordinated project, we restored the unit to a consistent, like-new condition.
Restoration in an Occupied Condominium Building
The project took place in a building occupied by approximately 40 residents. We understood that construction noise and activity could disrupt daily life, so we worked to minimize noise and inconvenience while completing the necessary mitigation and restoration work.
Working in an occupied building requires more than good craftsmanship. It takes planning, communication, and consideration for the people living around the work area.
A Fresh Start for the Property
After two wastewater backups and two rounds of mitigation, the condo was fully restored and ready for the market. The completed interior looked brand new, and the unit was listed and sold to the first person who walked through it.
This project demonstrates our ability to manage unexpected setbacks, coordinate multiple restoration trades, and deliver quality results even when conditions change.
If your property has suffered water damage from a plumbing leak, drain backup, or other water intrusion, we can help manage the restoration process from mitigation through the installation of the final finishes.
