While we were initially engaged to prepare it for continued rental use, the owner’s plans changed to complete a 1031 exchange tied to another purchase. The scope shifted from rental readiness to repositioning the property for owner-occupied appeal, requiring a higher level of finish and attention to detail.

The work included interior design and finish upgrades such as new flooring, cabinetry, countertops, lighting, appliances, and a full interior repaint, including two coats of Benjamin Moore Scuff-X satin on trim.

We also completed exterior painting, rot repairs, and performed ongoing landscaping during the remodel, including tree and shrub trimming, lawn care, and site maintenance.

On the last day of cleaning, while final details were being completed, the first buyer walkthrough resulted in a full-price offer, and the property sold immediately.
